It is an implied term that, by using the bookamsterdamapartments.com website, you agree to accept our terms and conditions stated below.
Online Bookings All rates are per apartment (NOT per person) All apartment rates are exclusive of VAT at 6% and tourist tax at 5%. All accommodation providers require that there is at least one person aged 18 or over staying at the apartments for each booking.
All rates quoted are subject to availability and alteration and may be subject to a minimum night stay. All discounted rates quoted are limited offers and subject to availability and may be subject to a minimum night stay.
When you make a reservation through bookamsterdamapartments.com, the rates that you see on the website at the time you make the booking are the rates that we apply and confirm to you.
Please read carefully the accommodation rate details that are provided before you make your online booking. You are advised to check through the rate details before making your online reservation. If there are any unforeseen changes or problems with your reservation, we will automatically contact you first for your approval/instructions, before arranging a reservation for you.
In the event that the apartment of your choice is fully booked at the time of submitting your reservation request (completed with credit card details), bookamsterdamapartments.com will endeavour to offer you an alternative apartment of similar price, quality and location. We will not proceed with an alternative reservation without your prior approval.
Shortly after you submit the secure online booking form you will be notified by email with your reservation confirmation. The email will include full booking details: your booking reference, apartment address, contact details apartment provider.
If for any reason you are unable to access the email address you gave us in the booking request form, please email us using an alternative email address as soon as possible, stating your details, at office@bookamsterdamapartments.com. Alternatively, telephone our office on +31 (0) 88 031 31 99 and ask for reservations.

Limitation of Liability Bookamsterdamapartments.com excludes all warranties, express or implied, relating to this website. This includes, but is not limited to, any implied warranty that the information it contains is accurate or up to date or is suitable for any particular purpose. Bookamsterdamapartments.com shall not be liable for any loss or damage suffered as the result of the use of this website.
Neither bookamsterdamapartments.com nor the apartment provider shall be liable for any direct or indirect damage that may arise as a consequence of the client's use of the apartment, including without limitation, damages, insurance, losses because of fire, robbery or criminal behaviour.
Bookamsterdamapartments.com is not to be considered as a party in litigation, nor shall it or any of it's employees be required to be a party to any litigation arising directly or indirectly from the booking of accommodation.
Our Website The apartment providers supply all apartment information and descriptions. Whilst we do our utmost to maintain accuracy and to check details wherever possible, bookamsterdamapartments.com cannot be held liable for any errors or omissions that may arise, or be responsible or liable for any negligence in relation to information on or accessible from this website.
Bookamsterdamapartments.com also reserves the right to change information published on the site at any time, including rates, descriptions and photographs.
Bookamsterdamapartements.com makes no warranty or representation about the fitness or suitability of any product or service advertised on its website. It cannot accept responsibility for any changes or closures to local amenities or attractions listed within the web site or literature.
Users enter site at own risk. We offer no guarantee any content downloaded from this site will not have a harmful effect on your computer (such as loss of data etc). Although every care has been taken to prevent this from happening, we always recommend running a virus scan on any content downloaded from the Internet.
These terms do not affect consumer statutory rights.
Payment Bookamsterdamapartments.com operates as a NO-FEE service and only the apartment providers, in the process of booking the apartment(s) at your instruction, use credit card details.
A pre-payment of 25% of the total cost of the booking is required at the time of making the reservation with full payment due upon arrival. You will be sent an email prior to your arrival offering you the option of clearing the balance on your account before your arrival. Bookings made within 14 days prior to arrival must be paid in full at the time of making the reservation. You will receive an electronic confirmation of your booking.
If any fees are not received in accordance with the above paragraph, your booking may be cancelled by bookamsterdampartments.com and any payments already made, will be forfeited.
The client, prior to vacating the premises, must settle all accommodation charges and any "extras" charges.
Credit Cards Accepted Our apartment providers accept the following card types: Master Card, Visa. Please note we do not provide credit card receipts or numbers by post or electronically for security reasons.
Security Deposit Please note: a €300,- security deposit is required upon check-in. This will be refunded within 14 days of your departure, and after inspection of the apartment(s), on the conditions that (1) no damage to the apartment(s) has occurred, by any guest in the party (2) no damage to any property has occurred, by any guest in the party (3) no undue disturbance to other guests or residents has occurred, by any guest in the party.
If damage or disturbance to other guests has occurred, the cost to the apartment provider of the damage or disturbance that has occurred will be retained from the security deposit, and the remainder returned to the guest(s) in the party. If this cost exceeds the value of the deposit, the apartment provider reserves the right to charge the excess to the guest's (or guests') credit card(s).
Cancellation To cancel a reservation, please contact us as soon as possible by telephone or email, quoting your booking reference number (also contained within our email). We will then make the cancellation with the apartment provider.
If you need to cancel a booking urgently, and it is outside our office hours, then we advise you to inform the apartment provider directly using the contact details you'll find on the confirmation email.
Please note that the prepayment is non-refundable, not even in the case of force majeure. The cancellation policy fees depending on the notice given:
Any cancellation may be liable to pay cancellation charges. Depending on the reasons for your cancellation, you may be able to reclaim these cancellation charges from your insurance company, if you have taken out travel insurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.
Should an accommodation provider have to alter or cancel a booking, provided that we are informed of it, we will do our utmost to inform you where is reasonably possible; at times it may not always be possible to contact you before your departure. In the event of the accommodation provider cancelling your booking, we have no liability to you with regards to making a refund or offering any compensation. The apartment provider will be responsible for finding appropriate alternative accommodation of a similar standard and shall cover all additional costs incurred as a result of finding and transporting to such accommodation.
The apartment provider reserves the right to cancel the booking if:
In any of these circumstances the apartment provider will refund any payments made in advance, but will have no further liability to the Client.
The apartment provider will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or the apartment provider is unable to perform the contractual obligations as a result of events beyond his reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.
If the apartment provider receives serious complaints or any disputes arise, he reserves the right to terminate your stay without notice.
Alterations If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your request, however we cannot guarantee that we will be able to do so and we accept no liability for any loss, damage or additional expense that may be incurred in that circumstance. We will always endeavour to sell any apartments you no longer require but cannot guarantee this. In circumstances where the apartments cannot be sold, our cancellation policy will apply.
Occupants Only persons notified to bookamsterdamapartments.com and the apartment provider prior to your arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. The apartment provider reserves the right to refuse admittance to the apartment if this condition is not complied with.
Check-in & Check-out Times You must comply with our rules for checking-in and checking-out. Check-in from 14:00 and check-out by 11:00. If there is any delay in vacating the apartment beyond the agreed time, a full day's rental may be charged to you.
Damage The apartment provider will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation. You are also responsible for taking all reasonable care of the apartment and its contents. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end of your stay.
Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay, which has occurred due to the negligence, wilful default or irresponsible behaviour on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to the apartment provider, without delay.
Fair Use You and your party agree to be considerate tenants and to take good care of the apartment(s) and to leave it/them in a clean and tidy condition at the end of the rental period. You and your party also agree not to act in any way, which would cause disturbance to those residents in neighbouring properties.
Force Majeure The provision of short-let property rentals is a "grey area" in Amsterdam and there is some risk that the authorities may close down, or otherwise prevent access to properties that are listed on this site. All property rentals on this site are subject to the local laws and legal conventions of Amsterdam and/or The Netherlands.
Such laws may change without notice. In the event that new or existing laws governing the short-term rental of properties, which may have an adverse effect on such rentals (including, but not limited to prohibition of such rentals), come into effect, bookamsterdamapartments.com will endeavour to relocate any pending arriving parties in alternative accommodation (to a similar standard).
In the event that relocation is not possible, or undesired, the apartment provider will refund any monies paid for affected accommodation booked through bookamsterdamapartments.com.
Bookamterdamapartments.com will not accept responsibility for the enforcement, amendment or introduction of such laws, and no compensation (beyond refunding of deposits) will be entertained.
Adjustments Bookamsterdamapartments.com reserves the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties using the website to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such third party accepts any such changes, and that any such third party undertakes to comply with any such changes.
